Sunniside Draft Planning Framework

Sunniside is currently enjoying a period of positive change and growth. There is real potential to attract new investment, businesses, residents and visitors through a strategic and integrated approach to the regeneration of Sunniside. 

The Sunniside Planning Framework provides a detailed planning framework to assist the delivery of the vision for the regeneration of Sunniside shared by the City Council, Sunderland ARC and the Sunniside Partnership. The Framework reflects a bold vision for the Sunniside Area as an urban quarter that residents will be proud of and visitors will want to visit again and again, an area that celebrates its history and looks to the future.

The Planning Framework supplements existing planning and design guidance by setting out the Council’s detailed requirements as the local Planning Authority for development in Sunniside including guidance upon:

  • the urban structure, urban grain, density and mix of uses, scale, building height and massing, facades and interface.
  • the provision and distribution of open space;
  • pedestrian and vehicular movement and parking requirements.
  • the landscape and urban design principles to be followed to ensure that the design of development and the public realm achieves the highest standards.
  • the proposed numbers and distribution of housing within the area.

The Sunniside Planning Framework was adopted by Sunderland City Council as Interim Planning Policy in April 2006 and can be downloaded by following the link below.
