The Council is undertaking a number of studies, reports and surveys to gather
information for the new Local Development Framework. Government guidance
requires the policies in Local Development Frameworks to be based upon sound
evidence. This page details the research undertaken by and in partnership
with the Planning Policy Section to meet this requirement. For further

Annual Monitoring Report Local Planning Authority's are required to produce an Annual Monitoring Report (AMR), this should contain information on the implementation of the Local Development Scheme (LDS) and the extent to which the Policies set out in Development Plan Documents (DPD's) are being achieved. Core Strategy The Core Strategy sets out the vision and objectives for the development of the City. This includes the amount of and broad locations for future housing and employment use. Policies within this document focus toward a general level and apply to the whole of the local authority area and are not related to specific sites. Once adopted, all other Development Plan Documents must conform with the Core Strategy. Policies which relate to specific sites (for example housing policies) will be set out in future Development Plan Documents, and conform with the broad locations set out in the Core Strategy. Housing The Council has to plan ahead for the next 15 years to ensure that a range of the right types of houses are built in the right places to ensure there is plenty of choice for people to make when it comes to choosing a home. The Housing Allocations Development Plan Document takes its lead from the Core Strategy of the LDF, by providing detailed policies for housing development until 2021 and ultimately identifying sites to be allocated for housing purposes. Strategic Flood Risk Assessment The SFRA will assist in making the spatial planning decisions required to inform the Local Development Framework (LDF) and in determining planning applications. The SFRA will be used as a planning tool to enable the City Council to select sustainable development allocations away from areas of potential flood risk. The assessment has focused on the existing development sites within the city but also sets out procedures to be followed when assessing additional sites for development in the future. Strategic Flood Risk Assessment Homepage Urban Capacity Study The Government has asked all local authorities to publish 'Urban Capacity Studies' to examine the supply of land and buildings that could be available to accommodate new housing. Studies are an important tool in promoting sustainable development by
